Development

Convention Center: plan for the construction years.

The August 2026 project update targets an early-2029 opening.

Why it matters

Check access and deliveries against your opening timeline. Assess today’s operating conditions separately from future visitor potential. A planned completion date is not guaranteed demand.

Official project update
Business funding

Check the funding before budgeting for it.

The City lists forthcoming loan-buydown, Kiva matching and pitch-competition initiatives following September 24 Council action.

Why it matters

Confirm launch dates, eligibility and available funding directly before including support in your opening budget.

City business programs
Permitting

The previous tenant does not settle your use.

Austin says a business may need a change of use and an updated Certificate of Occupancy.

Why it matters

Resolve use and improvement questions for the actual address before finalizing opening cash or committing to an opening date.

City permitting guidance
Researching another property or project?

Start with the City’s issued construction-permit records. Check scope, status and jurisdiction. An issued permit is not proof of completion or an open business.

How this estimate works

Planning estimate using your inputs, not a quote or affordability assessment. Annual increases apply to base rent at each 12-month anniversary. Other costs are held constant. Free rent, changing expenses, reimbursements, financing and unusual lease structures need a separate review.

5 practical briefs
01Restaurants & cafésKitchen systems, opening cash and service capacity

Can the space support the menu, not just the mood?

Start with the operation

Write down the cooking equipment, service model, seats, delivery volume, storage and opening hours. Those requirements should shape the search before finishes do.

Verify before pricing the buildout

Have the appropriate specialists check ventilation, grease handling, power, water, equipment condition and the proposed use. A former restaurant can still require expensive work for a different concept.

Ask on the tour

Who owns the existing equipment? What is working? Where do deliveries and waste go? Which approvals and improvements must be complete before opening?

Compare the business case

Model seats or orders per service period, realistic staffing, opening cash and a delayed-opening scenario. Treat any projected sales as your business assumptions, not a promise made by the property.

Discuss this type of space
02Retail, salons & personal servicesCustomer access, stations and visibility

Make room for the customer journey.

Start with the operation

Map arrival, check-in, browsing or waiting, service, payment and departure. For a salon, count usable stations and plumbing needs. For retail, separate selling floor from storage and back-of-house.

Verify before signing

Check permitted activity, signage opportunities, customer parking, accessibility, water and electrical capacity, and any lease restrictions that affect products or services.

Ask on the tour

Can customers find the entrance from the direction they actually travel? Is the parking available when appointments overlap? What can the landlord approve in writing about signs and alterations?

Compare the business case

Use transactions or appointments per day and contribution per sale to stress-test the occupancy budget. Visibility has value only if the right customer can become a paying customer.

Discuss this type of space
03Medical & wellnessPatient circulation, room capacity and specialized work

The appointment starts before the front door.

Start with the operation

List treatment rooms, privacy needs, staff areas, patient circulation, equipment, storage and the number of simultaneous appointments. Distinguish clinical care from general wellness services.

Verify before signing

Have your architect and relevant specialists evaluate proposed use, accessibility, plumbing, power, ventilation and any equipment-specific or professional requirements. Requirements depend on the actual practice.

Ask on the tour

How does a patient get from parking to reception? Can staff and patients move without bottlenecks? Who approves specialized work, and who pays to remove it at the end?

Compare the business case

Compare the cost per usable treatment room and the capacity your staffing model can support. Include downtime, fit-out costs and reimbursement timing where relevant to your practice.

Discuss this type of space
04Offices & professional servicesAttendance, privacy and the real cost of a workable layout

Buy the workday your team actually needs.

Start with the operation

Use actual attendance patterns, meeting frequency, confidential conversations and recruiting plans. A headcount alone does not establish the right floor plan.

Verify before signing

Confirm rentable versus usable area, internet availability, after-hours access and HVAC charges, parking obligations, security and the condition in which the space will be delivered.

Ask on the tour

Where do focused work and client meetings happen at the same time? What happens on the busiest day? Can the business change its layout, expand or reduce space under the proposed terms?

Compare the business case

Compare the full cost of a workable setup, including furniture, technology, parking and overlap with the current lease. An attractive rent can lose its advantage if the layout needs substantial rework.

Discuss this type of space
05Industrial, warehouse & service businessesLoading, power and the movement of goods

Test the movement of goods before the square footage.

Start with the operation

Map receiving, storage, production or service work, dispatch and returns. Record vehicle sizes, loading frequency, equipment dimensions and staffing by shift.

Verify before signing

Confirm permitted activity, loading configuration, clear height, power, floor requirements, fire protection and any outdoor storage needs with the appropriate specialists.

Ask on the tour

Can the actual truck enter, turn and load? What access is shared? Are operating hours restricted? Which utilities and systems are the tenant’s responsibility?

Compare the business case

Model throughput and operational constraints alongside occupancy cost. Lost loading time or insufficient power can matter more than a small difference in rent.

Discuss this type of space

Planning questions only. Verify proposed use, property suitability and compliance with the relevant professionals and authority.

Location fit, not neighborhood rankings

Downtown & convention district

Access during construction

Compare the business you can operate during construction with the one you hope to operate after it.

What to check at the address

For a specific address, test pedestrian routes, garage access, loading and the customer’s actual destination. For appointment-based businesses, check how a visitor finds and reaches your suite.

Our take: The Convention Center redevelopment is a reason to examine current access and project timing, not assume future foot traffic.

Convention Center progress

East Austin corridors

Customer catchment by block

Define the blocks before you describe the market.

What to check at the address

Choose the actual customer catchment and inspect the route at your busiest hours. Compare nearby uses, competing concepts, parking arrangements and the suitability of the existing building.

Our take: Avoid treating a broad area label as one customer profile. Test your concept against the exact address and trade area.

Census demographic data

South Austin corridors

Arrival, parking and visibility

Compare customer convenience with the cost of being seen.

What to check at the address

For South Lamar, South Congress or South First candidates, evaluate each approach separately: turns into the property, parking, delivery access, signs and the walking route from nearby destinations.

Our take: Make a visit at opening time and at peak business hours. A drive past the frontage will not establish the customer experience.

Property and permit research

North Austin & industrial candidates

Staff travel and loading

Start with the trip your people and vehicles need to make.

What to check at the address

Compare candidate addresses around North Burnet or farther along your service territory using staff travel, dispatch routes, deliveries and customer access. Inspect the building’s capabilities independently of the area name.

Our take: For warehouse and service uses, ask your team to test the actual loading maneuver and record utility requirements before comparing rates.

How to build a fuller area comparison

Define the trade area, choose relevant customer and business characteristics, and record the source, geography and year. Census boundaries, ZIP codes and informal neighborhood names are not interchangeable. These briefs are not demographic reports or rent surveys.

The Texas Comptroller’s public datasets include mixed-beverage receipts and sales-tax permit records. Those records do not establish total revenue, profitability or current openings.
